New roof snagging in The Green

Snagging means finding the small faults and loose ends left at the end of a job. On a roof, snags are frequently at the edges and junctions, where the detailing is hardest. We inspect as far as can safely be seen and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We are often asked to look into loose flashings at walls or chimneys and untidy or loose verge details, on ridges and verges, new flat roofs and flashings and valleys.

Older buildings in small places like The Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Signs you need new roof snagging in The Green

Most householders cannot get a good look at their new roof. Without an independent check, you are relying on what can be seen from the ground and you may be asked to pay anyway.

Problems we come across often include:

  • Gutters or fascias damaged during the job
  • Offcuts and broken tiles left behind
  • Verge tiles or slates not secured
  • Loose flashings at walls or chimneys

For landlords with property near Cressing station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What’s in a roof survey

Buying a home or a new roof in The Green

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For an older house near a landmark such as St Barnabas, the roof may have had decades of patch repairs, and the survey shows where they are.

What we can’t see

In fairness, a roof survey has limits:

  • Repair costs for putting snags right
  • Nails and clips under the slates or tiles
  • A promise that the roof won’t leak

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Loft conversions and dormers

  • Replacement roofs
  • New flat roofs

Valleys

Debris left in a new valley can block it. We note anything left behind.

Ridges, hips and verges

Verge details can be rushed, so we check them carefully.

FAQs for The Green

Is The Green within the area you cover?

Yes, The Green is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is The Green in the area you cover?

Yes, The Green is one of the places we work. The survey and report are the same in The Green as anywhere else.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

When should I book new roof snagging?

Ideally before you make the final payment, while the roofer is still on hand. Otherwise, book before your defects or warranty period runs out.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Look for marks or cracks left by the work
  • Let your roofer know an inspection is planned
  • File all paperwork for the new roof
  • Check that gutters weren’t left full of offcuts

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it is right.

How the survey works

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around The Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, you let us know what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Have any paperwork from past roof work to hand
  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or send us an email.
