What affects the price in Nazeing

The price reflects the time and kit the roof needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

New roof snagging in Nazeing

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We inspect as far as can be seen safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey new-build homes, flashings and valleys and ridges and verges, and common reasons people get in touch are tiles or slates sitting out of line and underlay not dressed into the gutter.

Older buildings in small places like Nazeing may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlord and commercial surveys in Nazeing

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

FAQs for Nazeing

Do you cover smaller places like Nazeing?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Nazeing?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Will you walk on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Can you inspect the roof on a new-build home?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Leave it or get it looked at?

Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. In a place like Nazeing, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

What new roof snagging looks like in Nazeing

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.

If you let a flat or house near Roydon station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How the roof will perform for years to come
  • Fixings and underlay hidden under the coverings
  • Deciding who is at fault in a disagreement

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

What this survey covers

  • Loft conversions and dormers
  • New flat roofs
  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Flashings and valleys

What we look for on each type of roof

Ridges, hips and verges

The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it is visible.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Nazeing, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photographs.

How to prepare

  • For flats, check roof access has been agreed
  • Make sure pets are kept safely away
  • Let us know where we can park nearby
