Gutter surveys in Nazeing

Gutter survey in Nazeing: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into water backing up from a hidden gutter and rotten fascias or stained soffits, on fascias and soffits, valley gutters and downpipes.

Older buildings in small places like Nazeing may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price gutter surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • If the survey needs thermal imaging or a drone

For a price for your roof in Nazeing, phone 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.

Getting in touch

A little information up front helps. It’s useful to include:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, like an exchange date
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is

Every survey is priced before it is booked, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or email us.

Roofs, chimneys and gutters in Nazeing

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Living close to Nazeing Triangle is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Roydon station, a dated record of the roof is useful when planning maintenance across a let.

Nazeing is about 3 miles east of Hoddesdon, in Essex. In Nazeing, as across Essex, every roof gets the same careful survey. Nazeing is one of the places in Essex we cover for gutter surveys. London is in our area too.

We work across the EN9 postcode area for gutter surveys. You will find streets such as Betts Lane and Back Lane, all of which we cover. Other places close to Nazeing include Broadley Common (1 mile north-east), Roydon Hamlet (1 mile north-west), Tylerscross (1 mile north-east), Bumble's Green (1 mile south) and Halls Green (1 mile north). Further out, we also cover Harlow (4 miles north-east), Brentwood (14 miles south-east), Loughton (6 miles south), Waltham Abbey (4 miles south), Epping (4 miles south-east) and Stansted Mountfitchet (13 miles north-east).

Honest limits

To be straight with you, there are limits to any roof survey:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Gutters out of sight from every safe viewpoint

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

What this survey covers

  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers
  • Eaves gutters
  • Fascias and soffits
  • Valley gutters

What we look for on each type of roof

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Your questions about gutter surveys in Nazeing

Is Nazeing within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Nazeing listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.

Do you survey underground drains?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building typically during the worst downpours. It is worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Nazeing, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older roofs in small places like Nazeing can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Mention any parking restrictions on your street
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
