Halls Green: your questions answered
Is my home in Halls Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you survey roofs for landlords with property near Roydon station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we will plan the survey around it.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe and a drone where it applies.
Will you walk on the roof?
Only if it is safe. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Gutter survey in Halls Green
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’re worried about brackets that have dropped or snapped and water backing up from a hidden gutter, we can find out what’s behind it, on outlets and hoppers, eaves gutters and fascias and soffits alike.
In a small place like Halls Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey can’t tell you
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Gutters out of sight from every safe viewpoint
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.
Roof types and parts we check
- Downpipes
- Valley gutters
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
- Outlets and hoppers
How the survey changes by roof type
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Cast iron gutters
Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.
What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Halls Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- If you’re buying, check with the agent that we can get in

Advice
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Around Halls Green, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Why book us in Halls Green
- Two decades and more of roof surveys
- An independent look at the roof
- CAA-registered drone operator (Flyer ID and Operator ID)
- Every finding written up with photos
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Local roofs in Halls Green
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
Landlords with a home close to Roydon station may find that the gap between tenancies is a good time to have the roof looked at. Living close to Nazeing Triangle is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you own one of the older houses in the streets near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.
