About our gutter survey in Roydon
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at fascia boards damaged by overflowing water and valley or box gutters that overflow inside, on outlets and hoppers, downpipes and fascias and soffits.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, it normally takes roughly 1–2 hours for most houses, and more on a big or complicated roof. In a small place like Roydon, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Let us know about parking near the property
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

Signs you need a gutter survey in Roydon
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
It is worth booking a survey if you’ve seen:
- Joints that drip after rain
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
- Sagging gutters and loose brackets
If you look after a building such as Roydon Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before booking
- How soon the report will arrive
- Is there a chance to talk the report through?
- What exactly goes into their report
- Their track record with similar roofs
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Roydon: your questions answered
Is my home in Roydon listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Roydon?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or drop us an email.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Gutter surveys around Roydon
If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces such as Hawkenbury Meadow can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For an older house near a landmark such as St Peter's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips from our surveys
Small things make a difference. Our tips:
- Watch ceilings under valley gutters for fresh marks
- Leave gutter checks at height to someone equipped for it
- Ask for valleys and parapet gutters to be cleared too
- Look out for overflows when it pours
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. The photos help when you explain the work to others.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.
