- Water that shows only in certain storms
- Water coming in around a roof light or dormer
- Brown rings on upstairs ceilings
Different roofs, different checks
Valleys
A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.
Lead flashings
Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.
Roof leak investigation in Nazeing: what you get
Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. Each one is checked from wherever it’s safe to see it. Typical surveys look at leaks that appear only in driving rain and leaks below a flat extension roof, on the roof space, rooflights and dormers and valleys and parapet gutters.
Somewhere as small as Nazeing, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We look at what can be seen safely and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
The report records the leaking roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

The survey, step by step
We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey normally takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Nazeing can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- You tell us where the water shows and when it appears.
- Inside, we check the damp area and the roof space above it.
- Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.

Advice
What a roof leak investigation does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An intermittent leak that shows no trace on the day
- Whether rotten timbers meet design loads
- Putting the leak right
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and doesn’t.

Your questions about roof leak investigations in Nazeing
Is my home in Nazeing listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Nazeing?
Yes. Nazeing is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.
Which days do you carry out surveys?
Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or use the contact form.
Is the repair included in the leak investigation?
Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.
Why is not the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Surveys for landlords and agents in Nazeing
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the leaking roof, with photographs, which helps you plan work between tenancies.
Common roof problems in Nazeing
Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Leaks often start at the edges, upstands and outlets.
Things that often lead to a survey include:
- Damp ceilings under a flat roof
- Damp underlay across a wide area
- Damp walls below an overflowing gutter
- Leaks at a dormer or roof window
Anyone responsible for a site like Water Lane Primary Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Roof leak investigations in Nazeing: local notes
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Different coverings let water in at different points, which shapes where the search starts.
Living close to Nazeing Triangle is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Roydon station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
