When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • Confirmation of asbestos in cement sheets or soffits
  • The condition of the rest of the house (that’s a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and does not.

How a pre-purchase roof survey works in Nazeing

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you’ve noticed lead that has worked loose at a wall or chimney and quick fixes on flashings and valleys, we can find out what’s behind it, on natural slate, flat-roofed extensions and dormers and clay and concrete tiles alike.

Some older homes in villages like Nazeing are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Pre-purchase roof surveys in Nazeing: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Landlords with a home close to Roydon station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How the survey changes by roof type

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack.

Nazeing questions

Is my home in Nazeing listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Nazeing?

Yes, Nazeing is within the area we cover. We work right across London and South East England. You can call 07833 053749 or drop us an email with the address and some details.

Will you climb onto the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.

Prices for pre-purchase roof surveys in Nazeing

A few things affect what a survey costs:

  • Height and safe access
  • How many separate roofs there are, like extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • The roof’s overall size

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Booking your survey

These details help when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • How the loft is reached, if there is one

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.

Leave it or get it looked at?

A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. In a place like Nazeing, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT. Our price is from £150, including VAT. You will know the exact price before booking.

How the survey works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for most houses, and longer for a large or complex roof. Around Nazeing, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
  • Make sure the loft hatch can be reached
