Roof leak investigations in Roydon Hamlet

How a roof leak investigation works in Roydon Hamlet

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. We survey the roof space, chimney stacks and flat roof details, and common reasons people get in touch are brown rings on upstairs ceilings and water through the ceiling under a flat roof.

In a village or hamlet like Roydon Hamlet, older cottages and farmhouses frequently have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We look at whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

What you get is a clear record of the leaking roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Let us know about any past repairs to the roof
  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

What we look for on each type of roof

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What a survey costs

All our prices include VAT. What changes the price is:

  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Whether it is a home or a commercial building
  • Height and safe access

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window
  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email.

What we do, step by step

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like Roydon Hamlet, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared
  • Clear the way to the loft hatch

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

What a roof leak investigation looks like in Roydon Hamlet

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Roydon station, tracing a leak quickly matters when a tenant is living with it. Living close to Nazeing Triangle is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like Roydon Primary School will know that a leak through a large roof is often found some distance from where the water shows inside.

Do you cover smaller places like Roydon Hamlet?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Could my leak actually be condensation?

It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. The report explains which it looks like and what to do.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.
