How new roof snagging works in Hockley

Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We check everything we can see safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey loft conversions and dormers, new-build homes and replacement roofs, and people most often book us about underlay at the eaves left exposed and gutters or fascias damaged during the job.

In a smaller place like Hockley, some houses face open ground, which can mean more wind and rain on the roof. Ridges, verges and flashings are where that weather normally shows first. Whether you are buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Common questions in Hockley

Will you come out to Hockley?

Yes, Hockley is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does being near the coast affect roofs in Hockley?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Hockley homes and their roofs

The coast is about 5 miles or less from Hockley, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you are buying or signing off new work. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For landlords with property near Hockley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like Emmanuel Church Hall are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Hockley is about 2 miles east of Rayleigh, in Essex. We carry out new roof snagging for homes and businesses in Hockley and nearby. We cover towns and villages across Essex. Chelmsford is in our area too.

Here we cover the SS5 postcode area for new roof snagging. Streets in the area include Station Road, Church Road and Eldon Way, and we cover them all. If you’re just outside Hockley, we cover Ashingdon (1 mile east), Brandy Hole (2 miles north-west), South Fambridge (2 miles north-east), Hullbridge (2 miles north-west) and North Fambridge (3 miles north). Further out, we also cover Chelmsford (12 miles north-west), Basildon (9 miles west), Brentwood (15 miles west), Maldon (9 miles north), Canvey Island (6 miles south-west) and Billericay (10 miles west).

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • A promise that the roof will not leak
  • Pricing the remedial work
  • Legal advice on your contract

Why it is worth a survey now in Hockley

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. In an older home around Hockley, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. For a survey in Hockley, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Before the survey
