Roof survey in SS5: how it works

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, chimney stacks and flat roofs, and people most often book us about slipped, cracked or missing slates and tiles and debris building up in roof valleys.

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes about 1–2 hours for most homes, depending on how many separate roofs there are.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

What you will pay

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Homes and roofs across SS5

From Rochford, Hockley and Hawkwell to smaller places, people across SS5 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in SS5. Near the coast in SS5, wind can be strong, and a small drone can’t fly safely in strong wind or heavy rain. Driving rain and salt air are hard on roofs there too.

Hockley: For site and facilities teams at buildings such as Greensward Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces such as Marylands Nature Reserve can get more leaves in their gutters in autumn.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Surveys for landlords and agents in SS5

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Letting agents and landlords in SS5 book surveys as well as householders. The report gives you a dated record of the roof, with photos.

What happens if roof problems are left?

By the time water marks a ceiling, it is frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.

Questions to ask before booking

  • Is VAT included in the price?
  • Is there a chance to talk the report through?
  • What experience they bring
  • Whether the loft is part of the inspection

Before and after the survey

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Find records of any re-roofing or repairs
  • Mention any flat roofs as well as the main roof
  • Keep a record of damp patches and dates
  • Let us know about any leaks or stains you’ve seen

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt
  • A full building survey of the property

FAQs for SS5

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
