What a roof survey doesn’t cover

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

How a roof survey works in Hockley

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. If you’ve noticed blocked, sagging or leaking gutters and cracked mortar along the ridge, we can find out what’s behind it.

Around Hockley, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for most homes, depending on how many separate roofs there are. In a smaller place like Hockley, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Before we arrive

  • Have any paperwork from past roof work to hand
  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear

Questions from Hockley

Will you come out to Hockley?

Yes, Hockley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Hockley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Leave roof access to professionals
  • File the report with your home documents
  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What we look for on each type of roof

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Roofs, chimneys and gutters in Hockley

Hockley lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Anyone responsible for a site like Greensward Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Hockley station, the gap between tenancies is a good time to have the roof looked at.

What we’re asked to look at in Hockley

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

A survey can pick up problems such as:

  • Gutters that overflow in heavy rain
  • Condensation or damp timbers in the loft
  • Cracked mortar along the ridge
  • Crumbling chimney pointing or cracked flaunching

Homes near green spaces like Marylands Nature Reserve can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • Their insurance cover
  • What follow-up you get after the report
  • How soon the report will arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
