South Fambridge Roof Survey
Not sure what state the roof is in? We carry out roof surveys in South Fambridge and across Essex.
- Ponding, splits or blisters on flat roofs
- Flashings that have come away from the wall
- Cracked mortar along the ridge
How a roof survey works in South Fambridge
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a close look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed valley linings that have cracked or split and lifted, split or missing lead flashings, we can find out what’s behind it, whatever the roof.
In a small place like South Fambridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roofs, chimneys and gutters in South Fambridge
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you look after a building such as Greensward Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near North Fambridge station, the gap between tenancies is a good time to have the roof looked at.
South Fambridge is about 3 miles north of Rochford, in Essex. Anywhere in South Fambridge, we can carry out roof surveys at your property. Our Essex coverage includes South Fambridge. We also survey roofs in Chelmsford.

Leave it or get it looked at?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In a place like South Fambridge, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
What we can’t see
It is a careful look at the roof, not the whole story. The main limits are:
- How the roof will behave in every kind of weather
- A full building survey of the property
- Faults hidden behind ceilings or boarding
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

The survey, step by step
After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like South Fambridge, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Before we arrive
- Make sure pets are kept safely away
- For flats, check roof access has been agreed
- Leave a clear route to the loft
Booking a survey
Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Common questions in South Fambridge
I let a flat near North Fambridge station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
Do you cover smaller places like South Fambridge?
Yes, South Fambridge is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.
Is this a RICS survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you look at a roof that’s joined to next door?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
What we look for on each type of roof
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Chimney stacks
Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.
Common roof problems in South Fambridge
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.
These are some of the problems a survey can pick up:
- Standing water on a flat roof
- Debris building up in roof valleys
- Leaking gutter joints and downpipes
- Torn or sagging underlay
If you live near a park like Marylands Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
