How a roof survey works in South Woodham Ferrers

Our roof surveys cover South Woodham Ferrers and the wider South East. Visits run on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or drop us an email. We are often asked to look into leaking gutter joints and downpipes and ridge tiles that have lifted or moved, across flat roofs, ridges, hips and valleys and chimney stacks.

Around South Woodham Ferrers, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What our survey covers.

Why it’s worth a survey now in South Woodham Ferrers

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a smaller place like South Woodham Ferrers, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • More than 5,000 surveys completed
  • Photographs and a written report every time

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

South Woodham Ferrers questions

Do you survey roofs for landlords with property near South Woodham Ferrers station?

Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

How do I find out if my home in South Woodham Ferrers is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to South Woodham Ferrers is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at
  • Let us know where we can park nearby

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Local roofs in South Woodham Ferrers

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Homes near green spaces such as Fenn Washland can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Landlords with a home close to South Woodham Ferrers station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Elmwood Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
