Roof surveys across SS1: what to expect
Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey chimney stacks, the roof space and ridges, hips and valleys, and common reasons people get in touch are gutters that overflow in heavy rain and condensation or damp timbers in the loft.
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.

Landmarks near Thorpe Bay
Typical jobs here are in homes near The Meadowlark pub, Shoeburyness Old Ranges and Shoeburyness High School. Also close by are St Augustine (under half a mile east), Futures Community College (0.8 miles north-west) and Thorpedene Primary School (0.5 miles east). There is a railway station in Thorpe Bay itself: Thorpe Bay station. Nearby you will also find Southend Historic Aircraft Museum (3 miles north-west) and Southend University Hospital (3.4 miles north-west). Not far away are Gunners Park and Shoebury Ranges.
Roof surveys across SS1: local notes
From Prittlewell, Shoeburyness and North Shoebury to its smaller places, buildings across SS1 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Several airports in London and South East England have flight restriction zones around them, so every drone flight in SS1 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it. Near the coast in SS1, wind can be strong, and a small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.
Thorpe Bay: Homes near green spaces like Shoeburyness Old Ranges can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Historic houses such as Southchurch Hall, about 1.3 miles west, show how far back building around Thorpe Bay goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
What this survey cannot tell you
Before you book, it’s worth knowing what a survey won’t do:
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
Landlords, agents and block managers in SS1
We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Common roof problems in SS1
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
Most people get in touch after spotting something like this:
- Ridge tiles that have lifted or moved
- Valley linings that have cracked or split
- Cracked or blistered flat roof coverings
- Water stains on rafters and ceiling joists
Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
Chimney stacks
We check the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we’ll say so.
Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Leave roof access to professionals
- Have details of recent roof work to hand
- File the report with your home documents
- Look for debris in the garden after high winds
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Common questions in SS1
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
How long does a roof survey take?
On site, it normally takes between one and two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
How much does a roof survey cost in SS1?
Our price is from £150, including VAT. We confirm the price for your survey before booking. To get a price, phone 07833 053749 or drop us an email.
Is SS1 in your area?
Yes, we do. SS1 is part of the area we cover, and the service is the same as everywhere else we work.
Do you need to get into the loft?
Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll explain what’s needed.
