Roof surveys for homes and businesses in Thorpe Bay

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Typical surveys look at cracked or blistered flat roof coverings and flashings that have come away from the wall, across natural slate, chimney stacks and clay and concrete tiles.

In a smaller place like Thorpe Bay, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Thorpe Bay is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys around Thorpe Bay

Thorpe Bay is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Southchurch Hall, about 1.3 miles west, is one of the historic houses in the wider area around Thorpe Bay. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Thorpe Bay station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Thorpedene Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Thorpe Bay is about 1 mile west of Shoeburyness, in Southend-on-Sea. Surveys in Thorpe Bay work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Southend-on-Sea coverage includes Thorpe Bay. You can also see our page for Chelmsford.

All of SS1 and SS3 is covered for roof surveys, from the main roads to the quietest streets. If you need a roof survey at a property on Lynton Road, Walton Road and Burges Road or anywhere close by, we can help. We also cover Southchurch (1 mile north-west), North Shoebury (1 mile north-east), Shoeburyness (1 mile east), Stonebridge (2 miles north) and Little Wakering (2 miles north-east). Further out, we also cover Southend-on-Sea (3 miles west), Leigh-on-Sea (5 miles west), Westcliff-on-Sea (3 miles west), Chalkwell (4 miles west), Eastwood (5 miles north-west) and Milton (3 miles west).

Local landmarks in Thorpe Bay

We work in homes and buildings around Futures Community College, The Meadowlark pub and Shoeburyness Old Ranges and the streets around them. There is a railway station in Thorpe Bay itself: Thorpe Bay station. Well-known places in the area include Southend Historic Aircraft Museum (3 miles north-west) and Southend University Hospital (3.4 miles north-west). For a walk, there’s Gunners Park and Shoebury Ranges.

What we’re asked to look at in Thorpe Bay

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

A survey makes sense if you’ve noticed:

  • Worn lead at chimneys and abutments
  • Worn or blocked valleys
  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs

If you live near a park such as Shoeburyness Old Ranges, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Questions to ask before you book

What to expect from a roof survey

Questions from Thorpe Bay

Does a conservation area affect roof work in Thorpe Bay?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Thorpe Bay?

Often, yes. Thorpe Bay is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How much is a survey?

Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when you book and we’ll explain what’s needed.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles
  • Lead flashings
  • The roof space

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping normally points to corroded nails, and we say how widespread it looks.

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Leave it or get it looked at?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Around Thorpe Bay, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the price for the job before booking.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
