Roof survey in Southend-on-Sea: what you get

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey ridges, hips and valleys, natural slate and the roof space, and common reasons people get in touch are loose chimney pots and gaps in the roof where coverings have gone.

A place the size of Southend-on-Sea has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. Knowing which you have shapes the survey.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What happens if roof problems are left?

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. A small defect on a roof in Southend-on-Sea seldom stays small: a slipped slate or cracked ridge lets in water, water rots battens, and more slates or tiles follow. Dealing with it early is typically the cheaper route.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Questions from Southend-on-Sea

How do I find out if my home in Southend-on-Sea is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Southend-on-Sea, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long does the visit take?

On site, it usually takes an hour or two on an ordinary house, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

What we’re asked to look at in Southend-on-Sea

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone.

We are often asked to look at:

  • Loose chimney pots
  • Torn or sagging underlay
  • Valley linings that have cracked or split
  • Loose ridge or hip tiles

Southchurch Hall lies about 1.6 miles south-east, so building around Southend-on-Sea goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

What a roof survey includes

Roof surveys in Southend-on-Sea: local notes

Southend-on-Sea lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. London Southend Airport is about 2 miles from Southend-on-Sea. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.

For an older house near a landmark such as Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What a roof survey doesn’t cover

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a commercial building or block in Southend-on-Sea, roof access is agreed with whoever manages it ahead of the visit. At home, it’s useful to clear a route to the loft and point out any stains or leaks. You then get a photo-illustrated written report.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Mention any damp patches as you book
  • Ask about a flat roof on an extension or garage too
  • Leave roof access to professionals
  • Clear the loft hatch area before we arrive

We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
