Roof survey in Chalkwell: what you get
Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. We survey lead flashings, ridges, hips and valleys and flat roofs, and people most often book us about flashings that have come away from the wall and gaps in the roof where coverings have gone.
In a smaller place like Chalkwell, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for most homes, depending on how many separate roofs there are. A visit to a smaller place like Chalkwell is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- Make sure we can get to the back of the property
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand
Arrange a survey
Getting a price is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
Advice
Chalkwell questions
Is drone flying allowed in Chalkwell?
That depends on where the roof is and on the weather. Chalkwell is about 3 miles from London Southend Airport, so the Drone Safety Map is checked for restrictions around it before we fly. The flight also waits for calm, dry weather.
Do roofs near the sea, like those around Chalkwell, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Chalkwell is within about 1 mile of the coast.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Practical tips
From years of surveys, a few habits stand out:
- Include dormers, porches and garages when booking
- Find records of any re-roofing or repairs
- Photograph stains when they appear
- Leave roof access to professionals
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Why get it checked now?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Arranging work in a smaller place like Chalkwell is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What a roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Faults hidden behind ceilings or boarding
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof surveys around Chalkwell
Chalkwell lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Chalkwell is about 3 miles from London Southend Airport. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.
If you look after a building such as Chalkwell Hall Junior School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Southchurch Hall, about 2.3 miles east, is one of the historic houses in the wider area around Chalkwell. Older homes in the area may have roofs that need matching materials when work is done.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.
