Pre-Purchase Roof Survey in Southend-on-Sea
A roof survey before you buy a house or flat for Southend-on-Sea. Surveys run on weekdays, Saturdays and Sundays.
- Roof slopes that look uneven or sagging
- Ponding, blisters or splits on a flat roof
- Old water stains in the loft space
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations (that is a structural engineer’s job)
- A valuation or a promise of a lower price
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.
Roof types and parts we check
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
- Natural slate
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- The roof space
Pre-purchase roof surveys for homes and businesses in Southend-on-Sea
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. Typical surveys look at slates or tiles that have slipped or gone and blistered or split felt on a flat roof, on gutters and downpipes, flat-roofed extensions and dormers and the roof space.
In a place the size of Southend-on-Sea, lots of homes are flats, whether above shops, in converted houses or in purpose-built blocks. For a flat, the roof is typically a shared part of the building, so the lease matters. If the roof is newly replaced, whoever paid for it will want the work checked before signing it off.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Local roofs and buyers in Southend-on-Sea
Southend-on-Sea lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. About 1.6 miles south-east lies Southchurch Hall, a reminder of how long the area around Southend-on-Sea has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Prittlewell station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Questions from Southend-on-Sea
How do I find out if my home in Southend-on-Sea is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do roofs near the sea, like those around Southend-on-Sea, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Will you climb onto the roof?
Where it is safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
How it works
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at a typical house, with time for the loft where it can be reached. In busier parts of Southend-on-Sea, parking can be tight, so tell us about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. The roof is inspected from the ground, from inside and, where it’s safe, from the roof itself, with the drone where applicable.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors

Common roof problems in Southend-on-Sea
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.
Here are some of the things we see often:
- Damp timbers or stains in the loft
- A ridge or slope that dips
- Quick fixes on flashings and valleys
- Chimney mortar that has eroded
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Questions to ask before booking
- What exactly goes into their report
- When you will get the report
- What happens after the report arrives
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
DIY checks: what’s safe
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Leave it or get it looked at?
Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. In a place with as many rented homes as Southend-on-Sea, small roof faults frequently turn into tenant complaints. Spotting it early is easier than dealing with water damage in an occupied home.
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You’ll know the exact price before booking.
