About our pre-purchase roof survey in Chalkwell

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you’ve noticed gutters choked with leaves and moss and quick fixes on flashings and valleys, we can find out what’s behind it, on flat-roofed extensions and dormers, the roof space and clay and concrete tiles alike.

Houses in smaller places like Chalkwell can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather usually shows first. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Questions from Chalkwell

Will you come out to Chalkwell?

Yes. Chalkwell is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do roofs near the sea, like those around Chalkwell, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or email us.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can I take the findings back to the seller?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

What affects the price in Chalkwell

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Any photos you have, taken from the ground or a window
  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.

How the survey changes by roof type

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

What a pre-purchase roof survey looks like in Chalkwell

Chalkwell lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Southchurch Hall, about 2.3 miles east, show how far back building around Chalkwell goes. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Chalkwell is about 1 mile west of Southend-on-Sea, in Southend-on-Sea. What we are asked to look at in Chalkwell

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

Common reasons to book include:

  • Slipped or missing slates and tiles
  • Blistered or split felt on a flat roof
  • Sagging ridge lines or uneven roof slopes
  • Gutters choked with leaves and moss

For landlords with property near Chalkwell station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • Is VAT included in the price?
  • Their report turnaround times
  • Their insurance cover
  • Will they check the loft as well as the outside?

What a good roof survey covers

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Chalkwell, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work

Honest limits

It helps to know what a survey will not do before booking:
