Thorpe Bay Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Thorpe Bay from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Chimney mortar that has eroded
- Quick fixes on flashings and valleys
- Damp timbers or stains in the loft
What happens if roof problems are left?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now, whatever anyone remembers. In a smaller place like Thorpe Bay, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more, and water follows.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Pre-purchase roof survey in Thorpe Bay: what you get
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you are worried about chimney mortar that has eroded and a ridge or slope that dips, we can find out what’s behind it, on natural slate, flat-roofed extensions and dormers and gutters and downpipes alike.
Smaller places like Thorpe Bay often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Thorpe Bay. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. A visit to a smaller place like Thorpe Bay is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches
- Mention any parking restrictions on your street

Thorpe Bay questions
Is my home in Thorpe Bay listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Does being near the coast affect roofs in Thorpe Bay?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Thorpe Bay is within about 1 mile of the coast.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
When should I book a pre-purchase roof survey?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It is a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.
Will the roof report help me negotiate with the seller?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How the survey changes by roof type
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
What a pre-purchase roof survey looks like in Thorpe Bay
The coast is about 1 mile or less from Thorpe Bay, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you’re buying or signing off new work. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Take an older house close to St Augustine: the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Thorpe Bay station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Historic houses like Southchurch Hall, about 1.3 miles west, show how far back building around Thorpe Bay goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
