Landlord roof surveys for homes and businesses in Southend-on-Sea

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. We survey gutters and downpipes, rented houses and flat roofs on blocks, and common reasons people get in touch are leaks into upper flats and splits and blisters in flat roof coverings.

A place like Southend-on-Sea has a large number of rented homes, and roofs on rented property are easy to overlook. For landlords and letting agents, a report on the roof, chimneys and gutters helps plan work ahead of problems. It also gives you photos to look back on. Small faults, like a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlord roof surveys in Southend-on-Sea: local notes

The coast is about 1 mile or less from Southend-on-Sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. About 1.6 miles south-east lies Southchurch Hall, a reminder of how long the area around Southend-on-Sea has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Anyone responsible for a site like Westborough Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church like Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Southend-on-Sea is about 34 miles east of London. Southend-on-Sea gets the same service as everywhere else we work: a careful inspection, photos and a written report. We work across SS2, SS0, SS9 and SS1 for landlord roof surveys and the streets around it. That includes homes and businesses on London Road, Station Road and Maple Square and the roads around them. Questions from Southend-on-Sea

Is the coastal weather around Southend-on-Sea hard on roofs?

It can do. Southend-on-Sea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is my home in Southend-on-Sea listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders, as well as RTM and residents’ management companies. Leaseholders sometimes book it as well.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

How much time does the visit need?

Most visits to a house take about 1–2 hours and larger buildings take longer.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When you need someone else

In fairness, a roof survey has limits:

  • Confirming asbestos in older roof materials
  • Structural calculations or an engineer’s report
  • Responsibility under a lease

Signs you need a landlord roof survey in Southend-on-Sea

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.

It is worth booking a survey if you’ve seen:

  • Cracked or leaning shared chimneys
  • Damp or stains in top-floor flats
  • Gutters overflowing onto walls
  • Flashings that have come away

Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • What experience they bring
  • Whether you get a written report with photos
  • What’s outside the scope of the survey

What to expect from a roof survey

Landlords, agents and block managers in Southend-on-Sea

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Leave it or get it looked at?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it is one opinion against another. In commercial buildings and blocks around Southend-on-Sea, water through the roof costs more than the repair itself. Planned work is far easier to manage than an emergency.

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. In busier parts of Southend-on-Sea, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from ground level, from windows and vantage points, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it is shared
  • If it is not your property yet, arrange access through the agent
