Gutter surveys for Southend-on-Sea homes and businesses

Landlord and commercial surveys in Southend-on-Sea

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Gutter surveys for homes and businesses in Southend-on-Sea

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey valley gutters, parapet and box gutters and fascias and soffits, and the problems we’re asked to look at most are fascia boards damaged by overflowing water and water spilling over the gutter edge.

Trees in streets, gardens and parks drop leaves into gutters across places like Southend-on-Sea, and blocked gutters overflow and soak walls. Valley and parapet gutters can overflow inside the building. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Town-centre streets in Southend-on-Sea can mean pay-and-display or permit parking, so a word about where to park saves time. Inside, the loft and any room with a stain are the places we’ll want to see. Outside, the roof is viewed from every point that’s safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

How to prepare

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Dig out any old roof reports or invoices

Related advice

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Common questions in Southend-on-Sea

Is my home in Southend-on-Sea listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Southend-on-Sea?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What does a gutter survey cost?

Prices start from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or drop us an email.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Do you look in the roof space?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Useful tips for Southend-on-Sea property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Check from ground level or a window, not a ladder
  • Look for green streaks or damp patches on walls
  • Keep climbers away from the eaves
  • Ask for valleys and parapet gutters to be cleared too

For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Why get it checked now?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. In commercial buildings and blocks around Southend-on-Sea, water through the roof costs more than the repair itself. Planned work is far easier to manage than an emergency.

Local roofs in Southend-on-Sea

Southend-on-Sea lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. The wider area around Southend-on-Sea has a long history of building, with Southchurch Hall about 1.6 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Prittlewell Square is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Westborough Academy, a written record of a large roof helps plan work for the holidays rather than in term time.
