Gutter surveys in North Shoebury

How a gutter survey works in North Shoebury

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey downpipes, fascias and soffits and eaves gutters, and common reasons people get in touch are overflowing valley or parapet gutters and overflowing eaves gutters.

Trees around homes in smaller places like North Shoebury drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

How we price gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • The size of the roof
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to let us know when you get in touch

These details help when you contact us:

  • What made you get in touch
  • The type of building and roof, like pitched or flat
  • Anything about access we should know
  • Your timetable, like an exchange date

We confirm the exact price before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

How the survey works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Being in a smaller place like North Shoebury does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Check for spilling water in a downpour
  • Check downpipe clips are holding
  • Ask for valleys and parapet gutters to be cleared too
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Why get it checked now?

Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from ground level. On a bungalow or cottage around North Shoebury, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Roof by roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

FAQs for North Shoebury

Is my home in North Shoebury listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like North Shoebury?

Yes, North Shoebury is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

Do you look in the roof space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

What we cannot see

In fairness, a roof survey has limits:

  • The inside of a downpipe along its whole length
  • Parts of gutters that cannot be seen safely
  • Confirming asbestos in older rainwater goods

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What a gutter survey looks like in North Shoebury

North Shoebury is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Southchurch Hall, about 2.3 miles west, is one of the historic houses in the wider area around North Shoebury. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Take a building like St George's Catholic Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Shoeburyness Old Ranges is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
