What affects the cost of drone roof surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Photos of the roof, taken safely from the ground or a window

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

How a drone roof survey works in North Shoebury

A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. If you’ve noticed storm damage on steep or tall roofs and ponding and splits on a high flat roof, a survey will tell you what’s going on.

Places like North Shoebury can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. Homes around North Shoebury often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. We start with the address and what you’d like checked.
  2. Airspace restrictions are checked and permission sought where needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Advice

Landlords, agents and block managers in North Shoebury

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Different roofs, different checks

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. Outlets and any debris around them are photographed.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What happens if roof problems are left?

Photographing a roof from the air doesn’t touch it. Fragile slates and tiles stay as they are, so the survey does not create new problems. Arranging work in a smaller place like North Shoebury is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Drone roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

North Shoebury: your questions answered

Is drone flying allowed in North Shoebury?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

How do I find out if my home in North Shoebury is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How long is the visit?

It typically takes between one and two hours for most houses, and about three to four hours for a commercial roof. The written report follows by email.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Drone roof surveys in North Shoebury: local notes

North Shoebury is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Take a building like St George's Catholic Primary School: a view from above covers a wide roof far faster than walking it. Historic houses such as Southchurch Hall, about 2.3 miles west, show how far back building around North Shoebury goes. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. If you own one of the older houses in the streets near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
