Useful tips for Stonebridge property owners

Small things make a difference. Some pointers:

  • Look for new stains on ceilings below valleys after rain
  • Check for spilling water in a downpour
  • Note any damp stains below the gutters
  • Keep climbers away from the eaves

You receive a report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.

Gutter surveys for homes and businesses in Stonebridge

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, like a flashing or the roof covering, we will say so. The next step is suggested too. Common reasons to book are sagging gutters and loose brackets and overflowing eaves gutters, across valley gutters, parapet and box gutters and downpipes.

Somewhere as small as Stonebridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • How big the roof is
  • House, block, shop or office

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

What we need to know

Before you get in touch, it is useful to have:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • What made you get in touch
  • The address and postcode of the property

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Around Stonebridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Leave it or get it looked at?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In a place like Stonebridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

FAQs for Stonebridge

Is my home in Stonebridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Stonebridge?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays and at weekends. Just ring 07833 053749 or send us an email to arrange a day.

Gutter surveys around Stonebridge

The coast is about 3 miles or less from Stonebridge, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Historic houses such as Southchurch Hall, about 2.1 miles south-west, show how far back building around Stonebridge goes. On a period home nearby, the survey separates sound original work from tired later repairs. Trees in and around Garon Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. Anyone responsible for a site like Barling Magna Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.
