Gutter surveys for homes and businesses in Sutton

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We’re frequently asked to look into gutters that have fallen out of line and choked outlets or hopper heads, across outlets and hoppers, eaves gutters and downpipes.

Older buildings in small places like Sutton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Local roofs in Sutton

Sutton lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

With Southchurch Hall about 2.4 miles south, the area around Sutton has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. For site and facilities teams at buildings like Stambridge Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Garon Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Sutton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Questions from Sutton

Does being near the coast affect roofs in Sutton?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is Sutton within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you insured?

We are covered by professional indemnity and public liability insurance.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

How long will you be on site?

A visit usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Sutton are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

What we need to know

A little information up front helps. It helps to include:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Useful tips for Sutton property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Don’t leave hidden gutters out of a clear-out
  • Watch the gutters during heavy rain
  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.
