Useful tips for Rochford property owners
Small things make a difference. Our tips:
- Look for downpipes coming loose
- Look for new stains on ceilings below valleys after rain
- Check from ground level or a window, not a ladder
- Watch for green marks down the brickwork
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
Gutter survey in Rochford
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed soffits marked by water and choked outlets or hopper heads, a survey will tell you what’s going on.
Semis and terraces in a town like Rochford share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. Tell us when booking if you know of anything shared with next door.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the price in Rochford
Our packages start from £150, inc. VAT. What you pay for your roof depends on:

Getting in touch
There’s no need for technical words. It’s enough to let us know:
- Where the property is, with the postcode
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
Not sure which survey you need? The easiest way is to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What you can safely check yourself
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for most houses, and about three to four hours for a commercial roof. A survey in Rochford needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before the survey
- Keep pets in another room
- Let us know about any leaks, stains or damp patches you know of
- Agree roof access with the managing agent if it is shared
Arrange a survey

How the survey changes by roof type
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Your questions about gutter surveys in Rochford
Is my home in Rochford listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does being near the coast affect roofs in Rochford?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
When is the best time for a gutter survey?
Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just phone 07833 053749 or send us an email for a price.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
What happens if roof problems are left?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Blocked gutters and downpipes on homes in Rochford overflow onto walls, and damp follows inside. At roof level, a loose tile or tired flashing does the same. Left alone, both only get worse.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Roofs, chimneys and gutters in Rochford
The coast is about 4 miles or less from Rochford, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. The wider area around Rochford has a long history of building, with Southchurch Hall about 3.7 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For site and facilities teams at buildings such as St Teresa's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Rochford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you own one of the older houses in the streets near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.
