Landlords, agents and block managers in Rochford

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

How a drone roof survey works in Rochford

From the air, the outer surfaces are clear, but it can’t see under the coverings or into the loft. We check the loft from inside where it’s safe, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft can’t be reached safely, we note it. If you’ve noticed storm damage on steep or tall roofs and gaps where slates or tiles have gone, we can find out what’s behind it, whatever the roof.

Before any drone flight in a town like Rochford, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. We take care over neighbours’ privacy. Flights stay below 120 m (400 ft) and within sight, as the open category requires.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What happens if roof problems are left?

Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so you see the roof exactly as it is. Once water reaches the loft insulation in a home in Rochford, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

Every price we give includes VAT. Drone roof survey starts from £400, including VAT. You’ll know the price for your roof before you book.

Different roofs, different checks

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. We record what we see of their condition.

Drone roof surveys around Rochford

Rochford lies within about 4 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Rochford is about 2 miles from London Southend Airport, so the Drone Safety Map is checked for restrictions around it before we fly.

Historic houses like Southchurch Hall, about 3.7 miles south, show how far back building around Rochford goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. If you look after a building like St Teresa's Catholic Primary School, a drone or thermal camera can show a large roof in a single visit. If you live in an older home near Church of St Andrew, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Rochford is about 3 miles north of Southend-on-Sea, in Essex. Bookings from Rochford are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Essex, large and small. Chelmsford is in our area too.

Surveys in SS4, SS5, SS6 and SS11 work the same way as everywhere else we cover. If you need a drone roof survey at a property on Main Street, London Road and Barbara Close or anywhere close by, we can help. Main roads around Rochford include the A1245 and B1013, which makes travel easy. We also cover Stroud Green (1 mile south-west), Hawkwell (1 mile north-west), Eastwood (2 miles south-west), Southend-on-Sea (3 miles south) and Chalkwell (3 miles south). Within a short drive, we also cover Chelmsford (14 miles north-west), Basildon (10 miles west), Maldon (10 miles north), Canvey Island (7 miles south-west), Billericay (12 miles west) and Rayleigh (4 miles west).

What affects the cost of drone roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

We will usually ask about:

  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

When you need someone else

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • A structural engineer’s report
  • The underside of the roof (that needs an inside check)
  • Close-up photos of next door’s property

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Fragile roofs
  • Large and complex roofs
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Chimney stacks

Common questions in Rochford

Is drone flying allowed in Rochford?

Normally it comes down to two things: the airspace at the address and the weather. London Southend Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Rochford?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

What if it rains on the day?

Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at a house, including the airspace and weather checks before take-off. A typical visit in Rochford begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes. The loft comes next, where there is safe access.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

  • Check we can get to the back of the property
  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
