Landlord roof survey in Stonebridge: what you get

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. Typical surveys look at parapets and upstands in poor repair and blocked gutters over flats, across shared roofs, blocks of flats and gutters and downpipes.

In a small place like Stonebridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • The size of the roof
  • The type of building, from a house to a block or an office

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • Where water is showing inside, if it is
  • Any deadline, like an exchange date
  • What’s prompted the survey
  • The property’s address and postcode

A quick phone call is usually the easiest start: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Common roof problems in Stonebridge

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves, and a survey helps show where that’s happening.

These are some of the problems a survey can pick up:

  • Gutters overflowing onto walls
  • Damaged pots and flaunching
  • Missing or loose roof coverings
  • Flashings that have come away

With Southchurch Hall about 2.1 miles south-west, the area around Stonebridge has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

What to check before booking

  • What happens after the report arrives
  • Their track record with similar roofs
  • What the survey will not cover
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours at a typical home, and longer for a large or complex roof. For a village or hamlet like Stonebridge, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear

Stonebridge: your questions answered

Do roofs near the sea, like those around Stonebridge, take more of a battering?

Frequently, yes. Within about 3 miles of the sea, as Stonebridge is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Stonebridge?

Yes, Stonebridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

How do I book a survey in Stonebridge?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How much time does the visit need?

It usually takes an hour or two at most homes, and longer for a large or complex roof. You will know roughly how long when we arrange it.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

Does this replace a RICS building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Confirming asbestos in older roof materials
  • Responsibility under a lease
  • Roof areas we weren’t given access to

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Rented houses

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What a landlord roof survey looks like in Stonebridge

The coast is about 3 miles or less from Stonebridge, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building like Barling Magna Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces such as Garon Park can get more leaves in their gutters in autumn.
