What affects the cost of new roof snagging

We confirm the price for the job before you book. These are the things that affect it:

  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Anything about access we should know
  • What made you get in touch
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

New roof snagging in Langenhoe: what you get

Ideally, book snagging before you settle the final invoice while the roofer can still come back easily. If that’s passed, it is worth checking before a defects or warranty period ends. That gives you time to raise any snags. You get a written list of snags with photographs, ready to pass on before the deadline. If you’re worried about cracked or slipped new tiles or slates and signs of condensation in the roof space, a survey will tell you what’s going on.

Being in a small place like Langenhoe makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

The report records the new roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. For a village or hamlet like Langenhoe, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know where we can park nearby
  • Gather any invoices or paperwork from past roof work

How to book

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Agree snagging with your roofer at the start
  • Check the roof before you pay in full
  • Check before your warranty period ends
  • Watch for drips in the loft space with care

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Agree the snagging inspection with your roofer before the job starts. Everyone then knows what to expect and time is set aside for snags.

Questions from Langenhoe

Is Langenhoe within the area you cover?

Yes, Langenhoe is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does being near the coast affect roofs in Langenhoe?

It can do. Langenhoe is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Why it’s worth a survey now in Langenhoe

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. In a small place like Langenhoe, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Langenhoe homes and their roofs

Langenhoe is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. About 4.9 miles west lies Layer Marney Tower, a reminder of how long the area around Langenhoe has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A promise that the roof will not leak
  • Deciding who is at fault in a disagreement
  • Nails and clips under the slates or tiles

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Loft conversions and dormers
  • Ridges and verges
  • Replacement roofs
  • New-build homes
  • New flat roofs
  • Flashings and valleys

When to book a survey in Langenhoe

Owners often get in touch when the finish looks uneven or a leak appears. Others want an independent check as a matter of course before signing off the job.

We’re frequently asked to look at:

  • Vents that weren’t fitted or are covered
  • Damage to other parts of the building
  • Debris left in gutters or valleys
  • Verge tiles or slates not secured

If you own a rental within reach of Wivenhoe station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
