What happens if roof problems are left?

Specific, photographed snags are easier to discuss than a vague worry. It keeps the focus on what can be seen. Tradespeople may need to travel further to a smaller place like The Hythe, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

New roof snagging for homes and businesses in The Hythe

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it’s visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. If you are worried about flashings not properly dressed or fixed and damage to other parts of the building, a survey will tell you what’s going on, whatever the roof.

In a smaller place like The Hythe, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the new coverings
  • Legal advice on your contract
  • Details hidden from sight

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What we check

  • Ridges and verges
  • Loft conversions and dormers
  • New-build homes
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Being in a smaller place like The Hythe does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before the survey

  • Jot down any questions you want answered
  • Let us know about any leaks, stains or damp patches you know of
  • Let us know about parking before the day

New roof snagging in The Hythe: local notes

The Hythe lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

Take an older house close to Church of St Leonard at the Hythe: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

The Hythe is about 1 mile south-east of Colchester, in Essex. We survey roofs in The Hythe and the surrounding area as part of our work across London and South East England. Across Essex, we cover The Hythe. For surveys nearby, see our Chelmsford page.

New roof snagging in CO1, CO4 and CO2 work the same way as everywhere else we cover. Local streets include Port Lane, Beche Road and Haven Road. If you are just outside The Hythe, we cover Greenstead (1 mile north-east), Old Heath (1 mile south), Berechurch (2 miles south-west), Wivenhoe Cross (2 miles south-east) and Crockleford Heath (2 miles north-east). Within a short drive, we also cover Clacton-on-Sea (11 miles south-east), Maldon (15 miles south-west), Witham (14 miles south-west), Harwich (15 miles east), Halstead (13 miles west) and Heybridge (14 miles south-west).

What we are asked to look at in The Hythe

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Most people get in touch after spotting something like this:

  • Untidy or loose verge details
  • Underlay not dressed into the gutter
  • Debris left in gutters or valleys
  • Tiles or slates sitting out of line

For landlords with property near Hythe station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before you book any roof surveyor

  • Whether VAT is added on top
  • What happens after the report arrives
  • Their insurance cover
  • Which parts of the roof they’ll actually see

What’s in a roof survey

Your questions about new roof snagging in The Hythe

Will you come out to The Hythe?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do roofs near the sea, like those around The Hythe, take more of a battering?

Frequently, yes. Within about 4 miles of the sea, as The Hythe is, metal fixings wear faster and gales find any loose ridge or slate.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. Book before the defects period runs out if you can.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
