About our chimney survey in The Hythe

Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. Our survey checks each of these and records the likely cause. You then know where to start. Common reasons to book are mortar washing out of the joints and pots or cowls that look unsafe, on chimney breasts, shared and party-wall stacks and lead flashings.

Around The Hythe, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. Being in a smaller place like The Hythe does not change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

What we look for on each type of roof

Chimney pots and cowls

Damaged pots are a safety concern as well as a leak risk. We record their condition with photos.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

What we’re asked to look at in The Hythe

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

We are often asked to look at:

  • Flashings pulling away from the stack
  • Spalled or crumbling bricks
  • Mortar washing out of the joints
  • Signs that a stack is leaning

If you run a business near Lion Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What to check before booking

  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price
  • What they won’t be able to tell you
  • Their drone registration, if they fly one

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Look at the chimneys with binoculars after a storm
  • File photos of the stacks with your home records
  • Book a sweep for flues that are in use
  • Keep track of stains on chimney breasts

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

The Hythe homes and their roofs

The Hythe lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Hythe station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Kendall Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The Hythe is about 1 mile south-east of Colchester, in Essex. We carry out chimney surveys in The Hythe for houses, flats, blocks and commercial buildings. We cover towns and villages across Essex, from the larger towns to small villages. For surveys nearby, see our Chelmsford page.

What to tell us when you contact us

What helps most when you contact us:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • When you need the report by
  • What kind of property and roof it is

Booking is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

Your questions about chimney surveys in The Hythe

Is The Hythe within the area you cover?

We do. A small place gets exactly the same survey as a big one.

I let a flat near Hythe station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What happens next?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Should I worry about a leaning stack?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

Will you walk on the roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.
