Roof survey in The Hythe: what you get

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you’re worried about cracked mortar along the ridge and valley linings that have cracked or split, a survey will tell you what’s going on.

In a smaller place like The Hythe, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings or boarding
  • Walls, floors and services below the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

What we check

  • Natural slate
  • Flat roofs
  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Around The Hythe, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep the report with your property records
  • Mention any flat roofs as well as the main roof
  • Leave roof access to professionals
  • Have details of recent roof work to hand

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

The Hythe homes and their roofs

The Hythe lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Kendall Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Salary Brook Local Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

The Hythe is about 1 mile south-east of Colchester, in Essex. We provide roof surveys for homes and businesses in The Hythe and the surrounding area. Our Essex coverage includes The Hythe. You can also see our page for Chelmsford.

What we are asked to look at in The Hythe

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

It’s worth booking a survey if you’ve seen:

  • Blocked, sagging or leaking gutters
  • Leaning or weathered chimney stacks
  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone

If you run a business near Lion Walk, a roof report helps plan work around trading rather than after a leak.

Before you book any roof surveyor

  • Their report turnaround times
  • Is VAT included in the price?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

The Hythe: your questions answered

Do you survey roofs for landlords with property near Hythe station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you come out to The Hythe?

Yes, The Hythe is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

How long does a roof survey take?

Allow between one and two hours for a house, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

What do you check on a roof survey?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to a smaller place like The Hythe is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photos and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • For flats, check roof access has been agreed
  • Dig out any old roof reports or invoices

How the survey changes by roof type

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
