The Hythe Thermal Roof Survey
An experienced roof surveyor for thermal roof surveys in The Hythe. Over 5,000 surveys and 20+ years behind us across London and the South East.
- Possible trapped moisture under a flat roof covering
- Areas losing heat at the eaves and junctions
- Ceilings that feel colder in places
How a thermal roof survey works in The Hythe
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. If you’re worried about cold spots on ceilings under the roof and missing or slipped insulation, we can find out what’s behind it, whatever the roof.
Places like The Hythe can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Homes around The Hythe frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.

Advice
FAQs for The Hythe
Does a conservation area affect roof work in The Hythe?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like The Hythe?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Can you use a thermal camera on a sloping roof?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Does thermal imaging detect leaks directly?
Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
Airspace, weather and The Hythe roofs
The Hythe is within about 4 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Take an older house close to Church of St Leonard at the Hythe: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for example near Lion Walk, thermal images can show trapped moisture across a wide commercial roof. Take a building like Kendall Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

What affects the price in The Hythe
Our packages start from £150, inc. VAT. The price for your roof depends on:
- How big the roof is
- Building height and the viewpoints available
- Any need for thermal images or a drone flight
- House, block, shop or office
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Booking your survey
Before you get in touch, it is useful to have:
- Dates you’re working to, such as exchange
- What made you get in touch
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or drop us an email.
What a thermal roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Proving moisture from the images alone
- An energy rating for the building
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.
Roofs we survey in The Hythe
- Loft conversions
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Ceilings below the roof
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
What we look for on each type of roof
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

Tips that help
Nothing here needs a ladder. A few suggestions:
- Take photos of stains as they appear, so we can compare
- Keep a record of when stains appear
- Ask us about the forecast if rain is expected
- Don’t climb onto the roof to look for leaks yourself
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
