How a thermal roof survey works in Old Heath

Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’re worried about gaps in loft insulation and damp patches with no obvious cause, we can find out what’s behind it.

Older cottages and houses around Old Heath may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Landlords, agents and block managers in Old Heath

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Landlords, agents and building managers in Old Heath and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What to tell us when you get in touch

What helps most when you contact us:

  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

FAQs for Old Heath

Is Old Heath within the area you cover?

Yes, Old Heath is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Old Heath in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Can a thermal camera see water?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Can you use a thermal camera on a sloping roof?

It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Parking around Old Heath is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

Thermal roof surveys around Old Heath

Old Heath lies within about 4 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help.

Shop and office owners around Lion Walk may find that thermal images can show trapped moisture across a wide commercial roof. Take an older house close to St Barnabas: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Take a building like Old Heath Community Primary School: a drone or thermal camera can show a large roof in a single visit.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Move stored items away from the loft hatch
  • Keep the report to compare against after any repair
  • Keep the heating on as usual before a heat loss survey
  • Check from the ground or a window, never by climbing

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Different roofs, different checks

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there’s a pattern around them.
