New roof snagging in King Street: what you get
A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. We note what we can see. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. We record what we see. If you’ve noticed poorly finished verges and damage to other parts of the building, we can find out what’s behind it, on new-build homes, flashings and valleys and new flat roofs alike.
For a small place like King Street, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two at most homes, and longer for a large or complex roof. In a hamlet or village like King Street, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
Before the survey
- Tell us where we can park nearby
- Keep pets inside or away from the areas we’re looking at
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
King Street questions
Is my home in King Street listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you come out to King Street?
We do. A small place gets exactly the same survey as a big one.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Do you lift tiles to check the fixings?
No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.
How long will you be on site?
For a house, expect about 1–2 hours on site, and longer for large or complex roofs.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Why get it checked now?
Leaving debris in gutters can cause overflows that soak walls. Spotting it now saves chasing damp later. Around King Street, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

- Which survey package you book
- How big the roof is
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Helping us price your survey
What helps most when you contact us:
- Your postcode, so we can check access and travel
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
- What made you get in touch
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

When you need someone else
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- A promise that the roof will not leak
- Parts of the roof we can’t see safely
- Nails and clips under the slates or tiles
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we look at
- Loft conversions and dormers
- Replacement roofs
- Flashings and valleys
- Ridges and verges
- New flat roofs
- New-build homes
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Practical tips
Most of what helps is simple and safe from ground level. A few suggestions:
- Watch for drips in the roof space with care
- Watch for gutters overflowing in rain
- Put any issues to your roofer in writing
- Check before your warranty period ends
The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them, and our part is to report what we see.
Keep the final payment until the roof has been checked, where your contract allows. It keeps the job open until it’s right.
New roof snagging around King Street
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 5 miles south-east lies Ingatestone Hall, a reminder of how long the area around King Street has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Take an older house close to Church of All Saints: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Ingatestone station, a written report helps before buying a rental or paying for a new roof on one.
