Pre-purchase roof survey in King Street, Essex
Need a pre-purchase roof survey in King Street? We can help, with a written report you can act on. Weekday and weekend visits available.
- Roof slopes that look uneven or sagging
- Old water stains in the loft space
- Patch repairs that may hide an ongoing problem
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around King Street often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Make sure we can get to the back of the property

How a pre-purchase roof survey works in King Street
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey gutters and downpipes, clay and concrete tiles and lead flashings and valleys, and common reasons people get in touch are gutters that overflow or drip at the joints and signs of past leaks inside the loft.
Somewhere as small as King Street, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What affects the price in King Street

King Street questions
How do I find out if my home in King Street is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like King Street?
Yes, King Street is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey in bad weather?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when you book.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
Will you climb onto the roof?
Only where it is safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What we look for on each type of roof
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.
Practical tips
These tips come from what we see on roofs every week:
- Book once your offer is accepted
- Mention any deadline when you get in touch
- Watch for stains or fresh paint on ceilings below the roof
- For a flat, check who is responsible for the roof
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Pre-purchase roof surveys around King Street
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Take an older house close to Church of All Saints: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Ingatestone station, a written report helps before buying a rental or paying for a new roof on one.

Signs you need a pre-purchase roof survey in King Street
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
A survey makes sense if you’ve noticed:
- Cracked flaunching or crumbling chimney pointing
- Flashings that have lifted or split
- Old water stains in the loft space
- Bitumen or mortar used in place of proper repairs
With Ingatestone Hall about 5 miles south-east, the area around King Street has a long history. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
