Electronic leak detection for homes and businesses in King Street
We carry out electronic leak detection on flat roofs in King Street and across London and South East England. A visit normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. We quote electronic leak detection for each roof, as the method and time depend on the roof. The results come in a written report with photos. We survey flat roof membranes, commercial flat roofs and green roofs, and people most frequently book us about leaks that return after repairs and failed seams and laps.
Somewhere as small as King Street, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.
After the visit, you get a report with photographs, emailed to you. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Why get it checked now?
A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss, on suitable membranes. In a place like King Street, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Flat roofs in King Street
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside plenty of post-war and newer estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Ingatestone Hall, about 5 miles south-east, show how far back building in the area around King Street goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of All Saints: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Blackmore Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Ingatestone station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

King Street questions
Does a conservation area affect roof work in King Street?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you come out to King Street?
Yes, King Street is on our map. A small place gets exactly the same survey as a big one.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Does ELD work under paving or planting?
Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We will discuss it before we quote.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Useful tips for King Street property owners
Most of what helps is simple and safe from ground level. Our suggestions:
- Avoid repeated repairs without finding the cause
- Share any drawings of the roof
- Note where leaks show inside and when
- Keep outlets clear of debris
After your roofer repairs the breaches, a retest can confirm them if the build-up allows.
Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

How it works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. Somewhere like King Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The testing method is chosen to suit the membrane and build-up.
- The roof is tested and any breaches are located.
- We send a report with photos of each breach so your roofer can repair it.
How to prepare
- Leave side gates unlocked
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the building owner or managing agent

Roof by roof
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing, which affects testing.
Green and ballasted roofs
Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.
