Electronic leak detection for homes and businesses in High Ongar
Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. We survey flat roof membranes, roof terraces and balconies and commercial flat roofs, and common reasons people get in touch are leaks at pipes, outlets or fixings and stains far from any visible defect.
Older buildings in small places like High Ongar may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

High Ongar: your questions answered
Is High Ongar within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Do you cover High Ongar?
Yes, High Ongar is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or use the contact form and let us know about the property.
Do you survey on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
What’s in the report?
It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.
Can you find leaks on a covered flat roof?
Sometimes. It depends on the build-up and the layers above the membrane and parts may need to be lifted. We talk this through first.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.
How long does electronic leak detection take?
It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.
Landlords, agents and building managers in High Ongar and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What happens on the day
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes a length of time set by the size of the roof and how it’s built, which we’ll explain when we quote. Somewhere as small as High Ongar, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- We test the roof and locate any breaches.
- A report with photographs shows where each breach is.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Tell us about parking before the day
- For flats, make sure roof access has been agreed

Electronic leak detection in High Ongar: local notes
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
Take an older house close to Church of St Mary the Virgin: the flat roofs on later extensions tend to wear out long before the main roof. Take a building like High Ongar Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Get leaks traced quickly
- Don’t keep patching the same spot
- Make sure trades protect the waterproofing
- Stay off the flat roof unless needed
After your roofer repairs the breaches, a retest can confirm them if the build-up allows.
Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.
