High Ongar Roof Survey
We carry out roof surveys in High Ongar and the rest of Essex. Surveys run on any day of the week.
- Cracked mortar along the ridge
- Water stains on rafters and ceiling joists
- Cracked or blistered flat roof coverings
What affects the price in High Ongar
What a survey costs depends on the time and equipment it needs. The main factors are:
- The height of the building and how the roof can safely be seen
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- If the survey needs thermal imaging or a drone
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.

Roof survey in High Ongar: what you get
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. You get a written report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, lead flashings and the roof space, and people most often book us about valley linings that have cracked or split and ponding, splits or blisters on flat roofs.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about roof surveys in High Ongar
Do you cover smaller places like High Ongar?
Yes. High Ongar is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in High Ongar listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Will the report say how many years my roof has left?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Roof surveys in High Ongar: local notes
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as High Ongar Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Landlord and commercial surveys in High Ongar
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
Why it is worth a survey now in High Ongar
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What we look for on each type of roof
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Somewhere as small as High Ongar, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Dig out any old roof reports or invoices
- Keep pets in another room

- What’s under the slates, tiles or felt
- An exact number of years the roof has left
- Structural calculations (that is a structural engineer’s job)
