About our roof survey in Chipping Ongar
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. You get a written report with photographs and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, natural slate and ridges, hips and valleys, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and worn or blocked valleys.
Houses in smaller places like Chipping Ongar can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Walls, floors and services below the roof
- How the roof will behave in every kind of weather
- Asbestos testing of any kind
If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.
What we check
- Clay and concrete tiles
- Flat roofs
- Ridges, hips and valleys
- Chimney stacks
- Natural slate
- Lead flashings
- The roof space
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two for most homes, depending on how many separate roofs there are. Homes around Chipping Ongar often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We check the roof from every safe viewpoint, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Find any records of previous roof work
- Keep pets out of the way during the survey

Can I check my roof myself?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Roof by roof
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
Common roof problems in Chipping Ongar
Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak.
Common reasons to book include:
- Loose chimney pots
- Ponding, splits or blisters on flat roofs
- Debris building up in roof valleys
- Condensation or damp timbers in the loft
With Hill Hall about 4.4 miles south-west, the area around Chipping Ongar has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.

Chipping Ongar homes and their roofs
In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Chipping Ongar Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near United Reformed Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions from Chipping Ongar
Is my home in Chipping Ongar listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Chipping Ongar in the area you cover?
We do. The survey and report are the same in Chipping Ongar as anywhere else.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
