About our storm damage roof report in High Ongar

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. Whether the weather met it is for your insurer. We record the damage and what seems to have caused it. The report includes photographs of each area of damage, and you decide what to send. The claim decision rests with your insurer. If you’re worried about flashings pulled away from walls or stacks and slipped or missing slates or tiles, a survey will tell you what’s going on.

Somewhere as small as High Ongar, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Wind, rain and roofs in High Ongar

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the roof type helps narrow down where water may be getting in. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If your house is among the older ones in the streets near Church of St Mary the Virgin, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a building such as High Ongar Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Useful tips for High Ongar property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Keep receipts for any emergency work
  • Check how your policy defines a storm
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Photograph the damage safely from below

Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.

Store invoices and reports for any roof work. They help show the roof was in good order before a storm.

Questions from High Ongar

How do I find out if my home in High Ongar is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in High Ongar?

Yes, High Ongar is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long is the visit?

Time on site depends on the roof, but most surveys take about one to two hours for most homes, depending on how much of the roof was hit. The written report follows by email.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

What does a storm damage report cost?

Storm damage roof report starts from £150, including VAT. Larger or more complex roofs are quoted for their size. It does not include repair costs, so you will need a roofer’s quote for those.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

For landlords and managing agents

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

What a storm damage roof report does not cover

It’s a careful look at the roof, not the whole story. The main limits are:

  • Acting for you with the insurer
  • How your policy defines a storm
  • Whether your insurer will pay the claim

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like High Ongar can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

How to prepare

  • Clear the way to the loft hatch
  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
