Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Roof leak investigation in King Street: what you get

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is checked from wherever it is safe to see it. Common reasons to book are damp ceilings under a flat roof and water coming in around a roof light or dormer, across slate and tile slopes, the roof space and lead flashings.

Somewhere as small as King Street, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes about one to two hours, more where the leak is intermittent or the roof is large. Older rural homes like those around King Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors

Roof leak investigations in King Street: local notes

Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Different coverings let water in at different points, which shapes where the search starts. About 5 miles south-east lies Ingatestone Hall, a reminder of how long the area around King Street has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a building such as Blackmore Primary School, a leak through a large roof is frequently found some distance from where the water shows inside. If your house is among the older ones in the streets near Church of All Saints, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

King Street is about 6 miles north of Brentwood, in Essex. Bookings from King Street are handled just like any other: a call or an email, a price, then a date. Across Essex, we cover King Street. Our Chelmsford page covers surveys nearby.

We work across the CM4 and CM5 postcode area for roof leak investigations and the streets around it. We also cover Norton Mandeville (1 mile north-west), High Ongar (1 mile west), Cannon's Green (2 miles north-west), Chipping Ongar (2 miles west) and Fyfield (2 miles north-west). Within a short drive, we also cover Chelmsford (8 miles east), Basildon (12 miles south-east), Harlow (9 miles north-west), Brentwood (6 miles south), Billericay (8 miles south-east) and Rayleigh (15 miles south-east).

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside frequently starts at the top of the stack. Unused flues with open pots can let rain straight in.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

When to book a survey in King Street

A chimney stack has plenty of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

We are often asked to look at:

  • Damp patches next to the stack
  • Water marks that spread in wet weather
  • A leak that comes and goes with the weather
  • Leaks below a flat extension roof

If you own a rental within reach of Ingatestone station, a clear finding on where water gets in helps you brief a roofer right away.

Before you book anyone

  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long they’ve been surveying roofs
  • Is VAT included in the price?

Common questions in King Street

Do you cover King Street?

We do. The survey and report are the same in King Street as anywhere else, and visits run on weekdays and weekends.

Is my home in King Street listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Leave it or get it looked at?

A leak that returns after a repair typically means the real source wasn’t found. We look past the obvious spot and check each likely route. That is frequently what breaks the cycle. For an older or listed building in a place like King Street, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.

What affects the price in King Street

Several things affect the price of a survey:

  • How big the roof is
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • The address and postcode of the property

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.
