About our flat roof survey in King Street

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Common reasons to book are blocked or damaged outlets and splits, cracks and crazing, across EPDM rubber, GRP fibreglass and single-ply membranes.

Older buildings in small places like King Street may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What we look for on each type of roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

How it works

Once we’ve finished looking, we write up our findings as a written report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around King Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

FAQs for King Street

Is King Street within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in King Street is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you go up onto the roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Useful tips for King Street property owners

Here are a few things we’d tell any owner:

  • Keep people off the roof unless they need to be there
  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Have the roof looked at again after a severe storm

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.

What happens if roof problems are left?

Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. For older village homes like those around King Street, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why us?

  • Two decades and more of roof surveys
  • Clear package prices, including VAT
  • Covered by professional indemnity and public liability insurance
  • Plain-English reports with photos

What a flat roof survey looks like in King Street

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Ingatestone Hall, about 5 miles south-east, show how far back building in the area around King Street goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For landlords with property near Ingatestone station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Blackmore Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
