New roof snagging near Totham Hill

How new roof snagging works in Totham Hill

We carry out new roof snagging in Totham Hill and across London and the South East. Time on site typically takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. We inspect as far as it’s safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. We survey loft conversions and dormers, ridges and verges and replacement roofs, and people most often book us about broken coverings left on a new roof and cracked mortar at the ridge or hips.

For a small place like Totham Hill, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What a survey costs

All our prices include VAT. What changes the price is:

  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

If you can, have these to hand when you get in touch:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • When you need the report by
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or send us an email.

What we do, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, though large, tall or awkward roofs take more time. You’re welcome to ask questions while we’re there. Cottages and farmhouses around Totham Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. We send a report with photographs of each snag.

Before we arrive

  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent
  • Jot down any questions you want answered

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it’s visible.

Valleys

We check valley linings for splits and poor laps where they can be seen.

Common questions in Totham Hill

Will you come out to Totham Hill?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Totham Hill?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Will you walk on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

How long does new roof snagging take?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

When you need someone else

A survey is a careful look at the new roof, but it cannot do everything. Its limits include:

  • Estimates of what fixes will cost
  • Areas out of view from every safe viewpoint
  • Settling a dispute with your roofer or builder

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Ridges and verges
  • New-build homes
  • Replacement roofs
  • New flat roofs
  • Loft conversions and dormers
  • Flashings and valleys

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Agree snagging with your roofer at the start
  • Send the snagging report to your roofer
  • File all paperwork for the new roof
  • Look for debris left in gutters from ground level

Once the snags have been dealt with, keep the report with your roof paperwork. It’s a dated record of the roof at handover.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

Local roofs and buyers in Totham Hill

The coast is about 4 miles or less from Totham Hill, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Historic houses such as Layer Marney Tower, about 4.9 miles north-east, show how far back building in the area around Totham Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Witham station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Totham Hill is about 4 miles south-east of Witham, in Essex. If you’re in Totham Hill, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day.
