How a roof leak investigation works in Totham Hill

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from each safe vantage point. If you’ve noticed damp patches next to the stack and staining where a gutter or parapet meets the wall, we can find out what’s behind it.

Many homes in small places like Totham Hill face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes between one and two hours for most homes, though a hard-to-trace leak can take longer. In a small place like Totham Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Leave a clear route to the loft
  • Let us know about parking near the property

Related advice

Totham Hill: your questions answered

Do roofs near the sea, like those around Totham Hill, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does a conservation area affect roof work in Totham Hill?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and they go into the written report.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you cover Totham Hill for roof leak investigations?

Yes. We carry out roof leak investigations in Totham Hill.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What should I do before you arrive?

Keep a note of when it leaks, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.

When to book a survey in Totham Hill

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks frequently start at the edges, upstands and outlets.

These are some of the problems a survey can pick up:

  • Staining around the chimney inside
  • Leaks that appear only in driving rain
  • Brown rings on upstairs ceilings
  • Water coming in around a roof light or dormer

For landlords with property near Witham station, a tenant living with a leak needs the cause found, not just the stain painted over.

Choosing a roof surveyor

  • Their track record with similar roofs
  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof
  • Whether the roof space is looked at, where there is one

What to expect from a roof survey

Roof leak investigations in Totham Hill: local notes

Totham Hill lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. About 4.9 miles north-east lies Layer Marney Tower, a reminder of how long the area around Totham Hill has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Peter: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you look after a building such as Great Totham Primary School, tracing a leak on a big roof starts with where the water appears and works back.

When you need someone else

To be straight with you, a roof survey has limits:

  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we can’t recreate
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Chimney stacks
  • Valleys and parapet gutters

Roof by roof

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.

Lead flashings

A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.

How we price roof leak investigations

Not every roof costs the same to survey, and it comes down to:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available
  • Any need for thermal images or a drone flight

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

If you can, have these to hand when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for the job before booking, so you know the cost up front. Roof leak investigation starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
