Thermal roof survey in Totham Hill: what you get

Your report sets out the thermal images alongside ordinary photos, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. Common reasons to book are heat escaping through the roof and damp that repairs haven’t cured, across loft conversions, insulated roof spaces and pitched roof slopes.

Somewhere as small as Totham Hill, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours at a typical home, and more on a big or complicated roof. Somewhere like Totham Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Advice

Thermal roof surveys in Totham Hill: local notes

Totham Hill is within about 4 miles of the coast, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Historic houses such as Layer Marney Tower, about 4.9 miles north-east, show how far back building in the area around Totham Hill goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Great Totham Primary School, thermal images can show where wet insulation sits under a big flat roof.

Different roofs, different checks

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

For landlords and managing agents

Signs you need a thermal roof survey in Totham Hill

People frequently book a thermal survey when a damp patch has no obvious cause. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Here are some of the things we see often:

  • Possible trapped moisture under a flat roof covering
  • Damp that repairs haven’t cured
  • Water getting in at parapets and stacks
  • Leaks that are hard to trace

If you live in an older home near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
  • What happens after the report arrives

What a roof survey includes

Prices for thermal roof surveys in Totham Hill

Not every roof costs the same to survey, and it comes down to:

  • The height of the building and how the roof can be seen safely
  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we need to know

If you can, have these to hand when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by
  • How the loft is reached, if there is one

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The condition of timbers we cannot see
  • Reliable images in rain, strong wind or on a wet roof surface
  • Insulation values or heat loss calculations

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
