Goldhanger questions

Does a conservation area affect roof work in Goldhanger?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Goldhanger?

We do. The survey and report are the same in Goldhanger as anywhere else, and visits run on weekdays and weekends.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and back them up with a visual inspection and moisture readings.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

Thermal roof survey in Goldhanger: what you get

A thermal camera can help when the cause of damp isn’t obvious. Leaks often run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. We’re often asked to look into damp around chimneys and parapets and heat escaping through the roof, across loft conversions, pitched roof slopes and flat roofs.

In a village or hamlet like Goldhanger, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations, which need a structural engineer
  • Seeing water directly, as the camera shows temperature, not moisture
  • Readings unaffected by sun, shade or reflections

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions

Common roof problems in Goldhanger

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there’s a clear difference between inside and outside.

A survey makes sense if you’ve noticed:

  • Water that travels before it shows
  • Heat escaping through the roof
  • Water getting in at parapets and stacks
  • Moisture around outlets and upstands

If yours is one of the older homes in the streets near Church of St Peter, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • Whether the price includes VAT
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included

What to expect from a roof survey

Thermal roof surveys around Goldhanger

The coast is about 1 mile or less from Goldhanger. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Around Goldhanger, as everywhere, small roof faults are simplest to sort before they let water in.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Roof by roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and cannot be read from them.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Goldhanger, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Tell us about parking before the day
  • Move anything stored under the loft hatch
  • Check we can get to the back of the property

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
