Common roof problems in Goldhanger

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

A survey can pick up problems like:

  • Crumbling chimney pointing or cracked flaunching
  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists
  • Leaking gutter joints and downpipes

The streets around a church such as Church of St Peter are frequently among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • What the report includes, and whether it has photos
  • Whether the inside of the roof is included
  • What insurance they carry

What to expect from a roof survey

Roof survey in Goldhanger

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you are worried about leaking gutter joints and downpipes and crumbling chimney pointing or cracked flaunching, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it normally takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Somewhere like Goldhanger needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Keep pets out of the way during the survey
  • Let us know about any leaks, stains or damp patches you know of
  • Find any records of previous roof work

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Roof surveys around Goldhanger

Goldhanger lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Goldhanger: your questions answered

Do roofs near the sea, like those around Goldhanger, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Goldhanger is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Roof by roof

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Chimney stacks

We look at the stack itself, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors and services below the roof

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and does not.

What we check

  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
