Flat roof surveys in Goldhanger

Flat roof surveys for homes and businesses in Goldhanger

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you are worried about signs of deflection in the roof deck and failed upstands where the roof meets a wall, a survey will tell you what’s going on, whatever the roof.

In a small place like Goldhanger, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Look for standing water a day after rain
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Book a survey every few years

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so anyone reading it can see what we saw.

Book a survey every few years, and again after new fixings, units or rooflights go in. You will spot changes early and have a record to look back on.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

Goldhanger questions

How do I find out if my home in Goldhanger is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is the coastal weather around Goldhanger hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Goldhanger is within about 1 mile of the coast.

Do you look in the roof space?

Typically, if there is one and it can be reached safely. The loft space can show things the outside can’t, like damp timbers, staining or daylight.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we’ll identify it on the day.

How the survey works

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Somewhere like Goldhanger needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.

How the survey changes by roof type

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Older and listed buildings around Goldhanger may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Flat and commercial roofs around Goldhanger

The coast is about 1 mile or less from Goldhanger, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For any home in Goldhanger, it is the small, early fault that is cheapest to put right. If you live in an older home near Church of St Peter, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
